To maximize the limited area, the floor plan of Circle Sukhumvit 31 was designed in vertical circulation, with the elevator and fire escape at the center of each floor, surrounded by the units.


Openings are provided to allow cross-ventilation and natural light into the hallways. Each unit offers open vistas to enhance the feeling of spaciousness. High ceilings at the main communal space, which includes a club lounge, swimming pool and onsen bathing facilities, adds a capacious feel.


As the building gets direct sunlight from the east and the west, the architect designed a series of multifunctional, convertible fins to act as sunshades, protecting the rooms from excessive sunlight. Perforated aluminium sheets allows the residential spaces to be bathed in a subdued light. This contributes to energy efficiency, as well as making the project more unique. The development also utilizes the heat from air conditioners to produce electricity for hot water in the bathroom. An automated parking system helps its residents save time and ensure security.
