The Lumpini 24 is a new Sukhumvit landmark at the heart of Bangkok’s business district. At a height of over 200 meters, this 46-storey condominium has become a magnificent, modern architectural model.


Attention was paid to commercial concerns, and the maximum net floor area was ensured. The development was separated into two buildings to achieve optimum plot ratio, each building serving different functions to maximize the saleable area.


The residential tower and parking building are connected by a covered walkway which is created with landscape sculptures. In terms of design, the view obstruction from surrounding high-rise buildings was the most critical issue to be addressed. The idea of a curved façade to avoid these conditions was applied and developed.


Regarding energy conservation, we created voids along the building to enable natural ventilation into the interior spaces and reduce the use of air conditioning. The façade material was selected precisely to decrease the solar radiation into the building.
